How Land Registry sold-price data works

Price Paid Data is a register of completed, registered sales. It lags, and it is not a valuation.

Last reviewed 14 August 2026

HM Land Registry publishes the prices of residential sales in England and Wales once those sales have been registered. That is the official sold-price record, not the asking market.

Registration takes time

Recent months are incomplete. A quiet month on the report is often a lag, not proof that nothing sold.

How to use it

Use sold prices as history and local context. Do not treat one sale as the value of the house in front of you.

The House Price Index, published with ONS, is the official view of how average prices have moved. It can be revised, and it is not a property valuation either.
