Short answers to the questions people ask when they open an Indeval report.
Still stuck?
If a figure looks wrong, email hello@indeval.io with the postcode and the as-at date. For longer explainers, see Insights.
Understanding reports
What area does my postcode cover?
A postcode is a delivery label. Official statistics often describe a larger or smaller statistical area around it.
Why nearby postcodes differ
Small statistical boundaries often split a street. Official facts follow those boundaries.
What as-at means
As-at is the vintage of that dataset, not the moment the report was generated. Different sections have different clocks.
Why a nearby place is missing
Straight-line distance is not walking distance. Official lists also omit unnamed, unrated or out-of-scope sites.
Is the report a valuation?
No. It is area evidence you can put next to a valuation, a viewing, or a survey. It is not a price opinion.
Area Score
What does an Area Score mean?
It compares an English neighbourhood with similar kinds of place across setting, safety, community and services. It is not a national league table, and it is not a price.
Why is house price not in the score?
Price is in the report. It is just not inside the score. They answer different questions.
What happens when data is missing?
Missing evidence is left out. It is not treated as a zero, and it is not guessed.
Sources and accuracy
Which data sources does Indeval use?
Authoritative published datasets, named in the report. Naming a source is not an endorsement of Indeval.
Flood, noise, air, broadband, schools and crime
Official evidence has limits. Zone 1 is not no flood. Coverage is not speed. Nearby is not a school place. Recorded crime is not all crime.
How to report an incorrect figure
Email hello@indeval.io with the postcode, the figure, and the as-at date. We can correct our join or label. We cannot rewrite an official source.
