Flood Zone 1 does not mean zero flood risk
Zone 1 is land outside the Environment Agency's river and sea planning polygons. Other flood sources still exist.
The Flood Map for Planning is the official starting point for river and sea flood zones in England. Zones 2 and 3 sit inside those modelled polygons. Zone 1 is everything else on that map.
Planning map, not a survey
The river and sea zones ignore defences. Surface water, groundwater, sewers and reservoirs are different questions.
How to use it
Treat Zone 1 as 'not in those river and sea polygons', not as 'this property cannot flood'.
For a purchase, follow up with the official flood services, insurance questions, and a survey. Indeval does not replace those.
